The Monthly Maintenance Program (MMP) is a sophisticated commercial lighting maintenance solution designed to handle portfolios of sites nationwide.
The MMP Process & How it Works
Each site in a portfolio is assigned a service manager who oversees the overall site health. A detailed lighting outage report is conducted every month to identify areas requiring maintenance. After reviewing the outage report, the service manager determines if the repair falls below an agreed-upon not-to-exceed threshold or requires a separate quote. Maintenance service is dispatched once the quote is approved and the repairs are swiftly carried out. This process is repeated systematically and digitally for each site every month.

Customer Portal
Through our software, property managers can log in and access a comprehensive work order history for every site they manage. The customer portal includes inventory lists of all assets on each site, as well as invoices, outage reports, and other requested information.
AutoCAD Site Plans
As an optional add-on to the MMP, we offer detailed site plans generated in AutoCAD. These plans provide information on every fixture, enabling even greater efficiencies.
Reporting
Our software and processes enable WLS to capture vast amounts of data, which can be reported on in any requested format. For example, customers can request quarterly spending reports on a site-by-site basis or a property manager-by-property manager basis, and these reports can be instantly generated.
Strategic Oversight
In addition to fulfilling reporting requests, WLS conducts detailed analyses of each customer’s data. Our internal analytics can identify excessive spending on a site and calculate estimated payback periods for sites that haven’t been upgraded to LED lighting yet, ultimately saving customers money in the long run.
Interactive Dashboards
Customers have access to our comprehensive Power BI dashboards. These dashboards allow you to interact with and analyze site data to an incredible degree. Dashboards can be set up on a property manager by property manager basis, or for Vice Presidents of Property Management over entire portfolios. Power BI dashboards are upon request.
All-Inclusive Customer Portal
The Customer Portal gives customers full insight on work orders for every property. The portal includes work order status, service manager info, site descriptions, past and future service dates. Every customer has the ability to access site outage reports, invoices, and other property documents. Each customer receives a personal login to access their portal.
AutoCAD Drawings & Detailed Site Inventory
For every property in the MMP, we provide detailed AutoCAD drawings along with a comprehensive site inventory of all lighting fixtures and equipment. This detailed documentation empowers us to reduce time onsite identifying where outages are and often reduces time spent on repairs. Not only does this provide insight into all inventory, it also ensures we’re taking advantage of all warranties available.
